Grand Total $4,285.00 (Subtotal $4,100.00 including $400 remaining F&B minimum, Sales Tax $0.00, Admin Fee 5% $185.00); Remaining Balance Due $4,285.00. Payment: 50% deposit of total contract due at execution to reserve the date; remaining 50% due no later than 30 days prior, at which point all payments are non-refundable; card on file may be charged; additions after the 30-day mark must be finalized 14 days prior and are charged 7 days prior. Cancellation: 60+ days out full deposit returned less CC processing fees; 60–30 days out 50% deposit forfeited; within 30 days all payments non-refundable. Rescheduling requests 30+ days prior at venue discretion, plus 10% rescheduling fee. Force majeure within 30 days: penalty-free reschedule within 12 months, else refund of final 50% only. Rental includes access to pre-configured lounge furniture layout ('Resting State'), post-event sanitization/mopping/kitchen and restroom cleaning, and functional venue AV hardware (no IT/tech support or adapters). Client must return space to original resting-state layout and leave it broom-clean. Optional upgrades not taken: custom floor plan & setup service, extended timing, early vendor access, LOFT39 bar packages (would offset F&B minimum and require bar staffing), in-house rental catalog items. Other rate references: 12-hr rate $3.6K ($4.2K Fri/Sat); PM hourly $600 ($700 Fri/Sat); AM hourly $400 (ends by 4PM). Events past 1:00 AM incur $100 per staff member transportation fee. Guests arriving early or staying past scheduled hours will be billed additional active event time. COI required from host (plus Host Liquor Liability if alcohol) and from all outside vendors. Tenting, rentals, and security must be through LOFT39's exclusive partners. Under-21 guests prohibited at events with a hosted bar or client retail open bar without written approval. 5th Floor max occupancy 100 persons (all bodies incl. staff/vendors); proposal notes MAX 100 standing.
